There is also dining and a separate kitchenette here too, which also gives you access to the pool and firepit. This fully self-contained area means it is a perfect space for privacy from the main group.
There is also a laundry here in addition to the laundry on the upper level.

* The gas heated pool must be booked in advance at an extra cost.
* The firepit can only be used in the winter months between May - August and guests must abide by this Local Law.

Please be aware - The Mornington Peninsula is home to many ants and they build their houses in the grounds. Care has been taken to keep them to a minimum.
Photography - photography is continually kept up to date when major changes to properties are made, however, minor changes in furniture or bedding may vary from the current photography.

Policies:
A deposit of 50% of the total is required to secure your reservation. The balance is due 30 days prior to your arrival.
INITIAL BOOKING TERMS:
1. All reservation requests are subject to confirmation.
2. Children are welcome, when accompanied by adults.
3. No schoolies, Bucks/Hens or groups under 28 years of age permitted
4. A strict no party policy applies. If an unauthorised function or event is found to be held at the property and a greater number of people are present other than the number of guests the property sleeps, the bond paid will be retained to recover losses and the event/function will be shut down immediately and all guests evicted. Further council fines may apply. Guests will be asked to sign a No Party Policy by Us at the time we process your booking. These must be returned to Us within 24 hours of receipt.
5. The initial booking deposit and the balance of payment will be charged to the credit card provided (unless we are informed immediately in writing at the time of booking by email otherwise).
6. ID Verification. To confirm Your booking You will be required to supply an image of your Drivers Licence and Credit Card (the latter, only if Your Bond or Accommodation payment is by Credit Card)
